Four Years, Two Brands, One Amazing Hotel Property…and a Little Neighborly Love in the Process!
There will soon be a new hotel experience in Rapid City, SD, one that offers guests the choice of two distinct brands on a single property.
Consolidated Construction and Rapid City-based Chris-Bro Hospitality are building one of the first dual-brand properties in the nation featuring a Hampton Inn and Suites paired with the new Tru Hotels by Hilton concept. It's a partnership that's long been in the making.
“We spent more than four years getting to know each other, building trust, and cultivating the relationship,” said Gene Schleusner, CCC Senior VP of Business Development. “When Chris-Bro Hospitality approached us with an opportunity to partner with them on the first dual-brand hotel in Rapid City, we were ready to hit the ground running and it was clear they believed Consolidated was the right company to make their vision a reality.”
And what a vision it is: two Hilton-brand properties melded into a single facility, each retaining its own proprietary design platform and unique consumer niche while jointly sharing public spaces like a workout facility, indoor pool and the longest indoor/outdoor water slide in Rapid City.
The Tru Hotels by Hilton concept targets the “millennial minimalist,” with efficient, modern room design and expansive functional social spaces. Hampton Inn & Suites cater to the upper-midscale market and the property in Rapid City will be one of the first in the country built using a new prototype design introduced in 2018.
Dual-branded facilities are becoming increasingly popular with owners and developers. The reasons?
“It goes back to the efficiencies of two brands and one set of operations, including management, housekeeping, etc.” said Schleusner. “It's also an opportunity to bring two different demographics of guests to the same property. That offers an expanded set of selling opportunities and improves the potential for return business.”
Doing the Neighborly Thing to Create a Win-Win Situation!
The original plan for the site called for the construction of a retaining wall that would have negatively impacted both the visual design and the drainage on the property. By working collaboratively with a neighboring property, Consolidated and Chris-Bro were able to overcome these obstacles and improve the adjacent lot in the process.
“We worked out an agreement with the neighbor that eliminated the need for a retaining wall on the property line,” noted Frank Smyle, Consolidated Construction's Senior Project Manager. “We sloped their land evenly, then cut the grade down to our property, which improved the beauty of both properties. We removed some dead trees, brush, rubble, and an old precast concrete storm pipe from the neighboring property and reseeded all the disturbed areas. This effort also created more fill, which we used to level low areas and improve drainage on the Chris-Bro property.”
The Tru-Hampton complex is currently under construction at 825 Eglin St. along the eastern gateway to Rapid City on Interstate 90. The Tru by Hilton property will consist of 98 rooms, while the adjoining Hampton Inn & Suites will have 120 rooms. Both are scheduled to open in Spring 2019.
